Local context

Hosting in Málaga & Costa del Sol

Málaga and the Costa del Sol run a long season from spring to autumn with winter demand from northern Europeans; apartments by the sea, villas in the hills and city flats in Málaga. New registrations are limited in saturated areas, so an existing VFT number is the asset.

The rules in Málaga & Costa del Sol

What rules apply to short-term rentals in Málaga & Costa del Sol?

Andalusian VFT registry and local limits in Málaga and Costa del Sol towns.

  • Andalusia: Decreto 31/2024 (29 January 2024, in force February 2024) governs tourist homes (VFT) and lets town councils set proportionate limits on the number of tourist homes per building, sector or zone; the regional registry must list the home before it is advertised.

  • City of Málaga since 11 June 2024: a flat in a residential building can be registered as a tourist home only if it has a valid occupancy authorisation, access and evacuation elements independent of the rest of the building, and fully independent utility installations; the city has since gone further and restricted new registrations in saturated neighbourhoods; check the city page before you buy or convert. More than 12,100 tourist homes were on the regional registry for Málaga city in June 2024.

  • Other Costa del Sol towns (Marbella, Fuengirola, Benalmádena, Torremolinos, Estepona, Nerja) use the same regional VFT registry and may add their own limits; we check yours at onboarding.

  • Many big cities have frozen new licences (Barcelona, Madrid, Palma, parts of Málaga and Valencia). Hostmizer works with owners who already hold a valid regional registration for the home; we never list an unregistered home, and we cannot get you a licence where the city has stopped issuing them.
