Airbnb co-host in Belgium
Hostmizer runs the online side of your Belgium rental (listings, pricing, guest messages, calendar, payouts) remotely; your local cleaner and keys stay yours.
Hostmizer BV · Bruges, Belgium
Hosting in Belgium
Belgium is a short-break market: city trips to Bruges, Ghent and Antwerp, the coast in summer and the Ardennes for weekends and winter. Guests come from the neighbouring countries and the UK, often by car or train, and stays are short, so fast replies, clear check-in and clean calendars matter more than anywhere. The rules differ by region, which is why we keep three rule sets below.
What does a remote co-host handle in Belgium?
Listings & calendar
Listing distribution across Airbnb, Booking.com, Vrbo and direct, with synced calendars and remote reservation management.
Pricing & payouts
We run dynamic pricing with a seasonal rate strategy and a monthly review.
We configure payout and payment settings on every platform, handle tourist tax where we can register remotely, and produce one monthly statement. Platform payouts go to your own accounts; we configure and reconcile them.
Guests & check-in
24/7 multilingual guest messaging and digital check-in: we handle the online arrival information and guest registration where supported. Your local cleaner and keys stay yours.
What rules apply to short-term rentals in Belgium?
Flanders, Brussels-Capital and Wallonia: three regions, three rule sets.
Flanders: anyone letting lodging to tourists for payment must notify Tourism Flanders (Toerisme Vlaanderen) before letting, and meet the basic fire-safety and quality norms of the Flemish accommodation decree, whether it is a side income or a business and whether booked directly or through a platform. Check the official page before you list.
In December 2025 the Flemish tourism minister announced that only accommodations with a valid registration number may advertise on platforms such as Airbnb, that platforms must share listing data with Tourism Flanders, and that municipalities can report a property without the needed planning permit so Tourism Flanders can close it; annual inspections found 40% of lodgings non-compliant. Announced December 2025; check the official page for the current status.
Brussels-Capital: you must register with Brussels Economy and Employment BEFORE renting, even a single room (ordinance of 8 May 2014). Registration usually needs an urban-planning certificate and often a change-of-use permit from the municipality, which is slow.
In April 2026 a BRUZZ analysis counted only 267 properties on the official list and estimated at least 90% of Brussels Airbnb listings were not compliant; hundreds of hosts were fined in summer 2025. A new ordinance on furnished tourist accommodation was sent to the Brussels Parliament; a reform is in progress; check the Brussels Economy and Employment page before you list.
Wallonia: a "déclaration d’exploitation" to the Commissariat général au Tourisme (CGT), a fire-safety certificate (or simplified check), civil-liability insurance, and no stays shorter than one night. Check the official page for the current rules.
The new Walloon Tourism Code (adopted 8 Feb 2024) first required all recognised lodgings to re-register by 31 Dec 2025; Parliament then dropped that re-registration for lodgings already in order, as long as fire norms are met. Check the official page for the current status.
City tax: most Belgian cities charge a tourist tax per person per night (Bruges: EUR 3.75 per person per night in 2026, rising to EUR 5 from 2028 per the city budget plan). For other cities: a few euros per person per night, set by each city; we confirm your exact rate at onboarding. Check the official city page for the current rate.

What else should I know before hosting in Belgium?
Belgium has three regions, three rule sets: Flanders, Brussels-Capital, Wallonia. Flanders requires notification before letting; Brussels-Capital requires registration before renting, even a single room; Wallonia requires a déclaration d’exploitation and the relevant safety requirements. Check the official page for your region before you list.
We handle tourist tax where we can register remotely. Each city sets its rate; we confirm your exact rate at onboarding. Where remote registration is not possible, we explain what you must handle locally.

Yes. Listings stay under your own host profile on every channel. You keep your reviews, your ranking, your Superhost status and your direct guest relationships.
15% of confirmed booking revenue, invoiced monthly on completed stays. Airbnb, Booking.com, Vrbo and Expedia each charge their own platform commission, and those fees are separate. Cleaning is billed separately to the guest as a cleaning fee and paid to your own local cleaner.
Channels pay you directly into your bank account on their normal schedule (typically 24h after check-in for Airbnb). Hostmizer's 15% is invoiced monthly based on completed stays.
Yes. You retain full control of your calendar from the dashboard and can block any date instantly. It syncs to every channel within seconds.
Yes. You set floor prices and any rules you want (minimum nights, lead-time, length-of-stay). The dynamic pricing engine works within those guardrails.
Our in-house team, 24/7 and multilingual (EN, FR, NL, ES, DE, IT). We handle inquiries, booking questions, verification, payments and disputes around the clock. On-the-ground logistics (check-in, key handover, maintenance) stay with your local setup.
We guide you through what is required and what to apply for, but the application itself stays in your name. That is a legal requirement in most jurisdictions.
Your account manager flags relevant changes proactively and adjusts your listing, minimum stays or availability to stay compliant.
Nothing. It stays exactly where it is, on your accounts, with your reviews and your history. We simply stop managing it. No exit fees, no clawbacks.
