Local context

Hosting in Canary Islands

The Canary Islands are a year-round market thanks to the climate, with winter demand from the UK, Germany and the Nordics and a large share of apartments in tourist complexes. The December 2025 law limits holiday lets per building and area, so the registered status of each home is what counts.

What a remote co-host handles here

What does a remote co-host handle in Canary Islands?

Listings & calendar

Listing distribution across Airbnb, Booking.com, Vrbo and direct, with synced calendars and remote reservation management.

Pricing & payouts

We run dynamic pricing with a seasonal rate strategy and a monthly review.

We configure payout and payment settings on every platform, handle tourist tax where we can register remotely, and produce one monthly statement. Platform payouts go to your own accounts; we configure and reconcile them.

Guests & check-in

24/7 multilingual guest messaging and digital check-in: we handle the online arrival information and guest registration where supported. Your local cleaner and keys stay yours.

The rules in Canary Islands

What rules apply to short-term rentals in Canary Islands?

The December 2025 regional law and VV registration.

  • A new regional law on the sustainable use of housing for tourism came into force in December 2025: as a rule only 10% of the homes in a building or area may be holiday lets (up to 20% on the “green” islands); new-build homes cannot be let to tourists for ten years; a licence can no longer be sold with the property; homes already licensed before the law continue under a transition scheme; the regional VV registration still applies. Check the Canary Islands government page for the current text.

  • Many big cities have frozen new licences (Barcelona, Madrid, Palma, parts of Málaga and Valencia). Hostmizer works with owners who already hold a valid regional registration for the home; we never list an unregistered home, and we cannot get you a licence where the city has stopped issuing them.
