Every question, answered.
Pricing, what we manage, what we don't, how onboarding works, payouts, regulations — filter by topic or just search. No fine print, no fluff.
Getting started
5 questionsSign up, onboarding, first listing.
Create a free account, then either import your existing Airbnb listing in one click or share a few details about your property and we'll build the listing with you. Most hosts are fully live across channels within 3–7 days.
No. There is no setup fee, no monthly subscription and no credit card required to create an account. You only pay a 15% commission on the bookings we generate for you.
About 10 minutes of your time on day 0. Your dedicated manager then optimises the listing over the next 1–3 days, and you're live on every major channel within a week.
Yes. One-click import brings over your photos, description, reviews and pricing, so you don't lose your history or Superhost status.
No. Hostmizer supports both active hosts switching from self-management and new hosts launching their first property. We have a dedicated journey for each — see /for-new-hosts and /for-active-hosts.
Pricing & fees
5 questionsCommission, channel fees, what's included.
A flat 15% commission on the nightly rate guests actually pay. No monthly fee, no setup fee, no lock-in. If you don't earn, we don't earn.
No — Airbnb, Booking.com, Vrbo and Expedia each charge their own platform commission directly to the guest or host. Those fees are separate from Hostmizer's 15% and are standard across the industry.
No. Cleaning is billed separately to the guest as a cleaning fee and paid to your own local cleaner. Hostmizer is a digital management layer — we don't operate cleaning crews.
No. You can cancel any time with no exit fees and no minimum term. Our retention comes from results, not contracts.
No. The revenue estimator, listing audit and regulations checker are completely free, with no account required.
What we do (and don't)
4 questionsDigital management vs on-the-ground ops.
We are a digital management layer: dynamic pricing, listing optimisation (copy, photos, ranking), multi-channel distribution, 24/7 guest and host support, calendar sync, performance reporting and a dedicated account manager. Guest communication is fully covered, around the clock — you only step in when you want to.
We don't handle on-the-ground operations — cleaning, laundry, key handover, in-person check-in, maintenance, restocking or in-stay troubleshooting (e.g. lockouts, broken appliances). Those stay with your own local partners. We can introduce you to vetted ones, but you contract directly with them.
A named account manager who knows your property, your goals and your market. Not a rotating ticket queue.
Yes — provided you have local contacts for cleaning, maintenance and key handover. We handle everything digital; they handle everything physical. If you need help finding local partners, we can introduce you.
Channels & listings
5 questionsAirbnb, Booking.com, Vrbo, direct site.
Airbnb, Booking.com, Vrbo, Expedia, TripAdvisor and your own direct-booking site — all with real-time calendar sync to prevent double bookings.
Yes. Listings stay under your own host profile on every channel. You keep your reviews, your ranking, your Superhost status and your direct guest relationships.
No. Because we operate under your existing account, your history and Superhost status are preserved. In most cases, hosts improve their rating after switching thanks to faster, more professional guest communication.
Yes. You retain full control of your calendar from the dashboard and can block any date instantly — it syncs to every channel within seconds.
Yes. You set floor prices and any rules you want (minimum nights, lead-time, length-of-stay). The dynamic pricing engine works within those guardrails.
Guests & support
4 questionsMessaging, screening, issues, reviews.
Our in-house team — 24/7, multilingual (EN, FR, NL, ES, DE, IT). We handle inquiries, booking questions, verification, payments and disputes around the clock. On-the-ground logistics — check-in, key handover, maintenance — stay with your local setup. We can introduce you to vetted local partners if you need them.
We verify every booking before confirming: ID checks where available, prior reviews, booking patterns and stated purpose of stay. High-risk bookings are flagged before they reach your calendar.
Every booking includes €5,000 of damage protection at no extra cost. Our team handles the claim with the platform and your insurer, and coordinates repair with your local contact.
Yes. Faster, more professional communication and proactive issue resolution typically lift ratings by 0.2–0.4 stars within 90 days.
Payouts & finance
3 questionsHow and when you get paid.
Channels pay you directly into your bank account on their normal schedule (typically 24h after check-in for Airbnb). Hostmizer's 15% is invoiced monthly based on completed stays.
Yes. One consolidated monthly report showing bookings, ADR, occupancy, channel mix, payouts, our commission and a single invoice you can send to your accountant.
Most platforms collect and remit tourist tax automatically in covered jurisdictions. We help you confirm what applies in your city. VAT on your hosting income is your responsibility — we provide all the data your accountant needs.
Regulations & legal
3 questionsPermits, taxes, compliance.
Yes. Our free regulations checker covers most major short-term rental markets worldwide and flags permit requirements, night caps, registration numbers and other obligations before you list.
We guide you through what's required and what to apply for, but the application itself stays in your name — that's a legal requirement in most jurisdictions.
Your account manager flags relevant changes proactively and adjusts your listing, minimum stays or availability to stay compliant.
Data & security
3 questionsAccount ownership, data, cancellation.
You do. Listings live under your own channel accounts, guest data belongs to you, and you can export everything from the dashboard at any time.
Nothing — it stays exactly where it is, on your accounts, with your reviews and your history. We simply stop managing it. No exit fees, no clawbacks.
Two-factor authentication, encrypted storage and EU-based infrastructure. We never share guest or host data with third parties for marketing.
For new hosts
3 questionsStarting from zero.
Yes. We guide new hosts from idea to first booking: legality check, setup checklist, pricing benchmark, photo guidance and channel launch. See /for-new-hosts for the full journey.
It depends on your city, property type and season. Use our free revenue estimator for a realistic, data-backed number in 30 seconds.
Legal permission to short-let, basic furnishing and amenities, photos (we can guide you), and a local cleaner. We help with everything else.
For active hosts
3 questionsSwitching from self-management.
Three things, fast: nightly rates priced by humans + data (typically +22–32% revenue), guest messaging off your plate, and your listing distributed beyond just Airbnb. See /for-active-hosts for what 90 days looks like.
No. Existing bookings remain untouched on Airbnb. We onboard during your normal flow and the calendar sync prevents any conflicts from day one.
Most hosts see measurable revenue and occupancy lift within the first 60–90 days, with full impact compounding through one seasonal cycle.
