Hosting in United Kingdom

The UK has four rule sets (England, Scotland, Wales, Northern Ireland) and some of the strictest city rules in Europe, so the first question is always whether your home may be let at all and for how many nights. Demand is strong year-round in London and Edinburgh and seasonal on the coasts; most guests are domestic, so weekend and school-holiday pricing drives the year.

Pricing & payouts

We run dynamic pricing with a seasonal rate strategy and a monthly review.

The rules in United Kingdom

What rules apply to short-term rentals in United Kingdom?

England, Scotland, Wales and Northern Ireland differ.

  • England: a national short-term let registration scheme (Levelling Up and Regeneration Act 2023) is now expected to start in March 2027 per updated government guidance of 2 October 2026; hosts will register each property and show the number on listings. Until then: no national register. Check the official page for the current status.

  • London (Greater London): an entire home may be let short-term for at most 90 nights per calendar year without planning permission (Deregulation Act 2015); the cap counts all platforms together; hosted stays where you live in the home are exempt; Airbnb blocks whole-home listings at 90 nights. Check the official council page before you list.

  • Westminster council was investigating 2,712 properties for unlawful short-term letting as of 30 March 2026.

  • Scotland: a short-term let licence from the council is required unless exempt; Edinburgh is a short-term let control area for the whole council area since 5 September 2022, so using a home that is not your main residence as a short-term let needs planning permission, applied for before the licence. Check the official page before you list.

  • Edinburgh visitor levy: 5% of the accommodation cost on the first 5 nights, for stays on or after 24 July 2026, collected by the host. Check the official page for the current rules.

  • Business rates vs council tax (England): a holiday let is valued for business rates only if it was available to let for at least 140 nights and actually let for at least 70 nights in the last 12 months (and available 140 nights in the next 12); otherwise council tax applies; small business rate relief gives 100% relief under a rateable value of GBP 12,000. Check the official page for the current rules.

  • Cornwall charges a 100% council tax premium on second homes since 1 April 2025. Check the official page for the current rules.

  • Wales and Northern Ireland: rules differ, ask us.

FAQ

What else should I know before hosting in United Kingdom?

We handle tourist tax where we can register remotely, and confirm what applies at onboarding. Edinburgh has a visitor levy collected by the host. Do not assume the same rules apply throughout the UK; check the official page for your place.

Yes. Listings stay under your own host profile on every channel. You keep your reviews, your ranking, your Superhost status and your direct guest relationships.

Our in-house team, 24/7 and multilingual (EN, FR, NL, ES, DE, IT). We handle inquiries, booking questions, verification, payments and disputes around the clock. On-the-ground logistics (check-in, key handover, maintenance) stay with your local setup.

We guide you through what is required and what to apply for, but the application itself stays in your name. That is a legal requirement in most jurisdictions.

Your account manager flags relevant changes proactively and adjusts your listing, minimum stays or availability to stay compliant.

Nothing. It stays exactly where it is, on your accounts, with your reviews and your history. We simply stop managing it. No exit fees, no clawbacks.
