Local context

Hosting in United States

The US is many markets, not one: a beach condo in Florida, a hosted room in Los Angeles and a licensed house in Austin follow completely different rules and taxes. Demand is mostly domestic, guests expect fast digital check-in, and the licence or registration number is the first thing every platform now asks for.

What a remote co-host handles here

What does a remote co-host handle in United States?

Listings & calendar

Listing distribution across Airbnb, Booking.com, Vrbo and direct, with synced calendars and remote reservation management.

Pricing & payouts

We run dynamic pricing with a seasonal rate strategy and a monthly review.

We configure payout and payment settings on every platform, handle tourist tax where we can register remotely, and produce one monthly statement. Platform payouts go to your own accounts; we configure and reconcile them.

Guests & check-in

24/7 multilingual guest messaging and digital check-in: we handle the online arrival information and guest registration where supported. Your local cleaner and keys stay yours.

The rules in United States

What rules apply to short-term rentals in United States?

No national rule: state, county and city rules differ a lot.

  • No national rule. Short-term rental rules are set by the state, the county and the city, and they differ a lot: a licence or registration in many cities, hotel/occupancy/“transient” taxes at state and local level, primary-residence-only rules in some cities, zoning limits, and condo or HOA rules that can forbid rentals altogether. The three things to check before you list: (1) does your city or county require a licence or registration number, (2) which taxes apply and who collects them (platforms often collect the state tax, but the local tax and the filings are often still yours, and direct bookings always are), (3) does your building, HOA or lease allow it.

FAQ

What else should I know before hosting in United States?

It depends on your city or county: many require a licence or registration number. Check your city or county’s official page, which taxes apply, and whether your building, HOA or lease allows it, before you list.

We handle tourist tax where we can register remotely. Platforms often collect the state tax, but the local tax and the filings are often still yours, and direct bookings always are. We confirm what applies at onboarding; check the official page for your city or county.

No. Hostmizer runs the online side remotely. Your local people handle anything physical at the property.

We distribute listings across Airbnb, Booking.com and Vrbo, with synced calendars. An optional direct-booking website costs EUR 49/month.

Yes. Listings stay under your own host profile on every channel. You keep your reviews, your ranking, your Superhost status and your direct guest relationships.

15% of confirmed booking revenue, invoiced monthly on completed stays. Airbnb, Booking.com, Vrbo and Expedia each charge their own platform commission, and those fees are separate. Cleaning is billed separately to the guest as a cleaning fee and paid to your own local cleaner.

Channels pay you directly into your bank account on their normal schedule (typically 24h after check-in for Airbnb). Hostmizer's 15% is invoiced monthly based on completed stays.

Yes. You retain full control of your calendar from the dashboard and can block any date instantly. It syncs to every channel within seconds.

Yes. You set floor prices and any rules you want (minimum nights, lead-time, length-of-stay). The dynamic pricing engine works within those guardrails.

Our in-house team, 24/7 and multilingual (EN, FR, NL, ES, DE, IT). We handle inquiries, booking questions, verification, payments and disputes around the clock. On-the-ground logistics (check-in, key handover, maintenance) stay with your local setup.

We guide you through what is required and what to apply for, but the application itself stays in your name. That is a legal requirement in most jurisdictions.

Your account manager flags relevant changes proactively and adjusts your listing, minimum stays or availability to stay compliant.

Nothing. It stays exactly where it is, on your accounts, with your reviews and your history. We simply stop managing it. No exit fees, no clawbacks.
