Hosting in Los Angeles
Los Angeles is a primary-residence market: only the home you live in can be shared, and whole-home stays are capped. Hosts here typically share a room, a guest house or their own home while travelling, to an international and business audience.
What does a remote co-host handle in Los Angeles?
Listings & calendar
Listing distribution across Airbnb, Booking.com, Vrbo and direct, with synced calendars and remote reservation management.
Pricing & payouts
We run dynamic pricing with a seasonal rate strategy and a monthly review.
We configure payout and payment settings on every platform, handle tourist tax where we can register remotely, and produce one monthly statement. Platform payouts go to your own accounts; we configure and reconcile them.
Guests & check-in
24/7 multilingual guest messaging and digital check-in: we handle the online arrival information and guest registration where supported. Your local cleaner and keys stay yours.
What rules apply to short-term rentals in Los Angeles?
Primary-residence home-sharing, City Planning registration and TOT.
City of Los Angeles home-sharing: only your primary residence (you live there more than six months a year), one home-sharing unit per host. Un-hosted stays are capped at 120 days per calendar year unless the host gets Extended Home-Sharing approval. Register with City Planning before hosting; the registration number (or a pending number from a complete application) must appear on every listing; listing without one can draw fines. Renters need the landlord’s written, notarised approval. Check the official page before you list.
Not eligible: non-primary homes, rent-stabilised (RSO) units, income-restricted housing, and ADUs permitted on or after 1 January 2017 unless the ADU is the host’s primary residence. Transient Occupancy Tax 14% on stays of 30 nights or fewer, plus a per-night city enforcement fee (about USD 3.20 per booked night as listed by platforms).
Neighbours differ: Santa Monica allows only hosted home-sharing; West Hollywood prohibits vacation rentals; unincorporated LA County requires the host to live in the home at least nine months a year and charges 12% TOT. Check the official page for your city or the county.
