Airbnb co-host in Valencia
Hostmizer runs the online side of your Valencia rental (listings, pricing, guest messages, calendar, payouts) remotely; your local cleaner and keys stay yours.
Hostmizer BV · Bruges, Belgium
Hosting in Valencia
Valencia combines beach, a large historic centre, Las Fallas in March and a growing digital-nomad and long-stay market. Tourist stays are capped at 10 nights, so many owners mix short and seasonal lets; the registration and the owners' community certificate come first.
What does a remote co-host handle in Valencia?
Listings & calendar
Listing distribution across Airbnb, Booking.com, Vrbo and direct, with synced calendars and remote reservation management.
Pricing & payouts
We run dynamic pricing with a seasonal rate strategy and a monthly review.
We configure payout and payment settings on every platform, handle tourist tax where we can register remotely, and produce one monthly statement. Platform payouts go to your own accounts; we configure and reconcile them.
Guests & check-in
24/7 multilingual guest messaging and digital check-in: we handle the online arrival information and guest registration where supported. Your local cleaner and keys stay yours.
What rules apply to short-term rentals in Valencia?
Regional NRU registration and València’s planning rule for tourist flats.
Comunitat Valenciana: the regional registration number (NRU) must appear in all advertising; registrations are valid 5 years and must be renewed at least a month before expiry (homes registered before August 2024 stay valid until 8 August 2029); the number is not transferable, a new owner files a new registration; the town council’s urban-planning compatibility report (ICU) is required; since August 2024 (Decreto-ley 9/2024) a certificate that the owners’ community does not prohibit tourist use is needed for new registrations (and at renewal for older ones); a tourist stay is capped at 10 consecutive nights per guest, 11 nights or more fall under seasonal-rental rules.
City of València: a licence moratorium ran from May 2024; in 2026 the council replaced it with a restrictive planning rule for new tourist flats (only on the ground or first floor with independent access from the street, with a separate stricter regime for Ciutat Vella). Check the city page for the current text.
Many big cities have frozen new licences (Barcelona, Madrid, Palma, parts of Málaga and Valencia). Hostmizer works with owners who already hold a valid regional registration for the home; we never list an unregistered home, and we cannot get you a licence where the city has stopped issuing them.
