Terms of Service
Last updated: 5 October 2026
These Terms describe use of hostmizer.com and the digital co-hosting services offered by Hostmizer BV, a Belgian besloten vennootschap, enterprise number 1039.958.675, VAT BE1039958675 ("Hostmizer", "we", "us").
Creating an account does not by itself authorise us to activate a property; activation follows the onboarding and approval process described below.

Part A — Website use
A.1 Lawful use
Use the Site lawfully. Do not introduce malware, attempt unauthorised access, interfere with service operation, harvest personal data, or infringe another person's rights.
A.2 Accounts
Keep account information accurate and credentials confidential. Inform us promptly if you suspect unauthorised use. Responsibility for misuse remains subject to applicable law and the circumstances, including any failure attributable to us.
A.3 Content and intellectual property
Our Site content belongs to Hostmizer BV or its licensors. You may use it to access the Services but may not reproduce or distribute protected content without permission unless the law permits it. You retain ownership of uploaded material and grant us the rights reasonably needed to host, adapt and distribute it to provide the agreed service. You must be entitled to supply that material.
A.4 Free tools and estimates
Revenue estimates, listing audits, regulations checks and comparisons are general information based on supplied inputs and available information. They are not financial, tax, legal or investment advice, a regulatory approval, or a guarantee of earnings. Seek appropriate professional advice before relying on them.
A.5 Third-party platforms
Booking channels, scheduling providers and other third-party services have their own terms and availability. We do not control their independent decisions or content. This does not remove our obligations for the service we agree to provide.
Part B — Hosting services
B.1 Scope and activation
The agreed service may include listing distribution, pricing, calendar synchronisation, guest communications, reservation support, reviews, reporting and assistance with disputes. The scope is set out in the applicable host agreement. Adding a property does not automatically make it live: activation follows the agreed approval process.
On-site cleaning, maintenance, key handover and in-person check-in/out are not included unless expressly agreed. Hosts arrange physical property operations. Remote guest support does not mean on-site assistance.
B.2 Host responsibilities
You must have authority to offer each property, supply accurate information and comply with applicable rental laws, permits, tourist taxes, tax reporting, safety, insurance and co-ownership restrictions. Maintain the property's condition and arrange physical guest access and operations. Inform us of changes affecting reservations or compliance. We may suspend an apparently unlawful or unsafe Listing while concerns are assessed.
B.3 Fees and invoicing
Hostmizer charges a 15% commission, always calculated on the accommodation amount paid by guests for each booking (nightly rate), excluding cleaning fees passed through to guests, tourist taxes and channel service fees. There is no setup fee and no monthly subscription fee. Where a booking is cancelled and refunded, commission is due only on the amount the Host actually retains.
The commission is stated excluding VAT. VAT is applied according to the rules that apply to the location of the listed property and the Host's status: where Belgian or local VAT is due, it is added to the invoice at the applicable rate; where the reverse-charge mechanism applies to a VAT-registered Host in another EU Member State, the invoice states this and no VAT is charged by Hostmizer.
The published service model is that booking channels pay the Host directly and Hostmizer invoices its commission monthly. Channel charges and other third-party costs are governed by the relevant channel's terms and the host agreement. We do not identify an unconfirmed payment processor or promise a payout schedule we do not control.
B.4 Deposits, protection and disputes
We may assist with guest screening, deposit administration and damage claims within the agreed service. These measures do not eliminate risk. Damage protection of up to €5,000 per booking refers to the host-protection schemes of the booking channels (such as AirCover for Hosts on Airbnb) and the security deposits we administer, supplemented by Hostmizer's claims assistance. Cover, eligibility and exclusions are those of the relevant scheme; typically excluded are normal wear and tear, damage without timely evidence (photos and a report within 14 days of check-out), cash and valuables, and losses already covered by the Host's own insurance. Hostmizer is not an insurer and recommends that Hosts maintain appropriate property and liability insurance.
B.5 No performance guarantee
Revenue, occupancy and booking outcomes depend on demand, seasonality, property condition and third-party platforms. We do not promise a particular result. Illustrative figures are not contractual commitments unless expressly agreed in writing.
B.6 Duration and cancellation
The public offer states no minimum term or lock-in, cancellation at any time and no exit fee. You may end the service by written notice to hello@hostmizer.com; it ends on the date we confirm, at the latest within 14 days. Reservations confirmed before that date are honoured: we continue to support those stays (or hand them over to you in an orderly way) and the 15% commission remains due on them. Outstanding invoices are settled in the final monthly invoice. Termination never cancels guest reservations automatically.
B.7 Consumer withdrawal rights
If you contract as a consumer at a distance or off premises, a statutory 14-day withdrawal period generally applies to the service contract, subject to applicable law. To exercise it, send a clear statement identifying you, the contract and your decision to withdraw to hello@hostmizer.com or through our contact form before the period expires. You may also write to Hostmizer BV, Doornstraat 76, 8200 Bruges, Belgium. A model form may be used but is not required.
If you expressly request performance during that period, a proportionate amount for services actually supplied may be due where the legal requirements are met. The right is lost after full performance only with the required prior express consent and acknowledgement. Creating an account alone is not that consent. Required pre-contract disclosures and any model withdrawal form must accompany the final consumer contracting process.
B.8 Suspension and termination
We may suspend services for material breach, non-payment, unlawful use or serious security concerns, proportionately and subject to law. Where reasonably possible we explain the reason and allow the issue to be resolved. On termination, the parties must settle outstanding amounts and arrange an orderly handling of existing reservations.
B.9 Liability
Each party's liability follows applicable law and the agreed service obligations. Nothing excludes mandatory consumer remedies, or liability that cannot lawfully be limited. No blanket exclusion of liability applies.
B.10 Claims involving host content or obligations
You remain responsible under applicable law for unlawful property operation or material you supply without authority. Any allocation of third-party claims must be proportionate to responsibility and must preserve mandatory rights. No unlimited consumer indemnity applies.
B.11 Changes
Material changes to agreed services or terms require clear notice and an applicable legal or contractual basis. Where consent is required, silence or continued use alone is not treated as consent. Mandatory termination and consumer rights remain available; changes do not retrospectively alter accrued rights.
B.12 Guest bookings
Any separate Stay Hostmizer guest-booking service requires its own booking conditions, cancellation rules, total-price information and privacy disclosures before guests contract. These host terms do not replace those documents.
Governing law and disputes
Belgian law applies, without depriving consumers of mandatory protections applicable to them. Jurisdiction follows applicable law; the courts of Bruges are competent for business disputes, without removing a consumer's right to sue in a competent court.
You may first contact us to resolve a complaint. Consumers may seek information from the Belgian Consumer Mediation Service. Whether it can handle a particular dispute depends on its competence and admissibility rules. Other competent consumer-redress bodies may be available; mediation does not remove your right to go to court.
