Hosting in New York City
New York City is the exception: whole-apartment stays under 30 nights are not allowed, so hosting means a hosted stay with you present or a furnished stay of 30 nights or more. Demand for both is deep and year-round, from relocations and long projects to visiting families.
What does a remote co-host handle in New York City?
Listings & calendar
Listing distribution across Airbnb, Booking.com, Vrbo and direct, with synced calendars and remote reservation management.
Pricing & payouts
We run dynamic pricing with a seasonal rate strategy and a monthly review.
We configure payout and payment settings on every platform, handle tourist tax where we can register remotely, and produce one monthly statement. Platform payouts go to your own accounts; we configure and reconcile them.
Guests & check-in
24/7 multilingual guest messaging and digital check-in: we handle the online arrival information and guest registration where supported. Your local cleaner and keys stay yours.
Hostmizer can only help NYC hosts inside the rules: hosted stays, or stays of 30 nights or more.
What rules apply to short-term rentals in New York City?
Hosted stays or stays of 30 nights or more only, with OSE registration.
A whole-apartment rental for under 30 days is not legal in New York City, so Hostmizer can only help NYC hosts inside the rules below (hosted stays, or stays of 30 nights or more).
Local Law 18 of 2022 (Administrative Code Title 26, Chapters 31-32; OSE final rules in force 6 March 2023): hosts must register with the Mayor’s Office of Special Enforcement (OSE) before advertising; a stay under 30 days is allowed only if the legal occupant is present in the home for the entire stay; maximum 2 guests; since September 2023 booking platforms verify listings against the registry and cannot process bookings for unregistered units; building owners can put a building on a prohibited-buildings list. Check the official page before you list.
By September 2026 the city counted more than 3,500 registered hosts, about three quarters of them homeowners; a council bill (Intro 879) to raise the guest cap and drop the host-present rule is a proposal, not law.
