Hosting in Barcelona

Barcelona has frozen new tourist-flat licences and plans to end the existing ones in 2028, so hosting here means operating a valid HUT while it lasts, under one of the highest tourist taxes in Europe. Demand is year-round, international and price-sensitive to the tax.

What a remote co-host handles here

What does a remote co-host handle in Barcelona?

Listings & calendar

Listing distribution across Airbnb, Booking.com, Vrbo and direct, with synced calendars and remote reservation management.

Pricing & payouts

We run dynamic pricing with a seasonal rate strategy and a monthly review.

We configure payout and payment settings on every platform, handle tourist tax where we can register remotely, and produce one monthly statement. Platform payouts go to your own accounts; we configure and reconcile them.

Guests & check-in

24/7 multilingual guest messaging and digital check-in: we handle the online arrival information and guest registration where supported. Your local cleaner and keys stay yours.

The rules in Barcelona

What rules apply to short-term rentals in Barcelona?

No new HUT licences; existing valid HUTs only, until expiry.

  • Under Catalan Decree Law 3/2023 (7 November 2023) Barcelona is a municipality with a strained housing market; the City Council plans not to renew the roughly 10,000 tourist-use flat (HUT) licences that expire in 2028, which the Council says will eliminate all HUTs in the city; the PEUAT tourist-accommodation plan is under review from 2025. No new HUT licences are being issued; only an existing valid HUT can be operated, until its expiry.

  • Tourist tax for a HUT since 1 April 2026: EUR 9.50 per person per night (EUR 4.50 regional tax + EUR 5.00 city surcharge), charged for a maximum of 7 nights per stay, under-17s exempt; the city surcharge is scheduled to rise by EUR 1 a year to 2029. Check the official tax ordinance for the current figure.

  • Many big cities have frozen new licences (Barcelona, Madrid, Palma, parts of Málaga and Valencia). Hostmizer works with owners who already hold a valid regional registration for the home; we never list an unregistered home, and we cannot get you a licence where the city has stopped issuing them.
