Local context

Hosting in Cornwall

Cornwall is a holiday-let market: summer and school holidays by the coast, cottages and converted barns, families and surfers, long drives from London and the Midlands. Occupancy swings hard with the season, and the business-rates versus council-tax question decides much of the economics.

What a remote co-host handles here

What does a remote co-host handle in Cornwall?

Listings & calendar

Listing distribution across Airbnb, Booking.com, Vrbo and direct, with synced calendars and remote reservation management.

Pricing & payouts

We run dynamic pricing with a seasonal rate strategy and a monthly review.

We configure payout and payment settings on every platform, handle tourist tax where we can register remotely, and produce one monthly statement. Platform payouts go to your own accounts; we configure and reconcile them.

Guests & check-in

24/7 multilingual guest messaging and digital check-in: we handle the online arrival information and guest registration where supported. Your local cleaner and keys stay yours.

The rules in Cornwall

What rules apply to short-term rentals in Cornwall?

England's expected register, business rates and second-home council tax.

  • England: a national short-term let registration scheme (Levelling Up and Regeneration Act 2023) is now expected to start in March 2027 per updated government guidance of 2 October 2026; hosts will register each property and show the number on listings. Until then: no national register. Check the official page for the current status.

  • Business rates vs council tax (England): a holiday let is valued for business rates only if it was available to let for at least 140 nights and actually let for at least 70 nights in the last 12 months (and available 140 nights in the next 12); otherwise council tax applies; small business rate relief gives 100% relief under a rateable value of GBP 12,000. Check the official page for the current rules.

  • Cornwall charges a 100% council tax premium on second homes since 1 April 2025. Check the official page for the current rules.
