Local context

Hosting in Mallorca

Mallorca is a villa and finca market with a May to October peak, guests from Germany, the UK and Spain, and a moratorium on new tourist licences. Apartments cannot be let to tourists, so hosting means a licensed house or villa, with the ecotasa collected per night.

What a remote co-host handles here

What does a remote co-host handle in Mallorca?

Listings & calendar

Listing distribution across Airbnb, Booking.com, Vrbo and direct, with synced calendars and remote reservation management.

Pricing & payouts

We run dynamic pricing with a seasonal rate strategy and a monthly review.

We configure payout and payment settings on every platform, handle tourist tax where we can register remotely, and produce one monthly statement. Platform payouts go to your own accounts; we configure and reconcile them.

Guests & check-in

24/7 multilingual guest messaging and digital check-in: we handle the online arrival information and guest registration where supported. Your local cleaner and keys stay yours.

The rules in Mallorca

What rules apply to short-term rentals in Mallorca?

ETV licence, moratorium on new tourist places and the ecotasa.

  • Balearic Islands: stays under 30 days need an ETV tourist-rental licence; the island-wide moratorium on new tourist places (plazas) has been in force since February 2022 and continued into 2026 (under review); apartments in multi-family buildings are excluded from holiday rental; the City of Palma issues no new tourist-rental licences in 2026; advertising without a valid licence number carries fines of up to EUR 40,000. In practice the way in is a property that already holds a valid ETV.

  • Tourist tax (Impuesto sobre Estancias Turísticas, “ecotasa”) per person per night, charged since 1 July 2016 on all the islands: licensed holiday homes pay EUR 2.20 in high season (1 May to 31 October) and EUR 0.55 in low season (1 November to 30 April), VAT included; stays longer than two months are outside the tax. Check the Balearic tax agency for the current rates.

  • Many big cities have frozen new licences (Barcelona, Madrid, Palma, parts of Málaga and Valencia). Hostmizer works with owners who already hold a valid regional registration for the home; we never list an unregistered home, and we cannot get you a licence where the city has stopped issuing them.
